Why a Pre-Sale Home Inspection is a Smart Move – Even in a Seller’s Market

In a hot seller’s market, homes are selling quickly - sometimes with multiple offers and even bidding wars. So, as a homeowner, you might wonder: Do I really need a pre-sale inspection if my home is going to sell anyway?
The short answer: in our opinion - yes.
What is a Pre-Sale Inspection?
A pre-sale (or pre-listing) home inspection is a professional inspection arranged and paid for by the seller before listing the property. It covers the same elements as a buyer’s inspection - like roofing, electrical, plumbing, HVAC, foundation, and more - but it gives you, the seller, the upper hand.
Benefits of a Pre-Sale Inspection
1. Know Before You Show
Getting ahead of potential issues puts you in control. A pre-sale inspection reveals problems that could derail a sale or slow down negotiations. You know exactly what the buyer’s inspection might reveal. With this information, you can:
Make repairs in advance (on your terms and budget)
Price your home more accurately
Avoid surprises that could scare off buyers
2. Boost Buyer Confidence
Buyers in a competitive market may be waiving their own home inspections to strengthen their offers. By providing a pre-sale inspection report, you're offering transparency and peace of mind for them. It shows that you’ve taken good care of your home and that there’s nothing to hide.
3. Smoother, Faster Closing
Deals can fall through when last-minute issues are discovered. A pre-sale inspection reduces the likelihood of renegotiations or delays caused by unexpected repairs, keeping your closing timeline on track.
4. Stronger Negotiating Power
If your home has already been inspected and necessary repairs are made, you’re in a better position to stand firm on your asking price. You’ve eliminated the “what ifs” that buyers often use to justify a lower offer.
5. Set Your Listing Apart
In a crowded market, a pre-inspected home can be a competitive edge. Include it in your marketing package. Buyers will take notice and may prioritize your home over others with unknown conditions. It will elevate your listing vs. those of your competitors.
What Do the Professionals Say?
We checked in with our friends over at North 49 Home Inspections and asked them if it’s a good idea to get a home inspected before listing. “I personally think it’s a good idea. It’s actually pretty common practice in eastern Canada and it gives homeowners a lot of peace of mind”, said Owner, Brent Podruzny. “The market is insane right now - doing a pre-inspection relieves the liability of disclosure, and a home inspection can highlight the strengths of the home. That will elevate the listing for the buyers and their agents; and home sellers will be confident their home is priced right, from the start.”
What Should People Look for in a Home Inspector?
“There are certain criteria that Home Inspectors need to follow in order to be licensed," says Podruzny. “They need certain education, insurance and there are standards that need to be included in an actual home inspection. The best way to check if someone is legitimate is to check on the Service Alberta website. If they have a license, then they are following the criteria.”
If someone wanted a “partial inspection” - they can’t do that. They can come out and have a look at a specific issue, but it would be considered a consultation and not a comprehensive home inspection.
Final Thoughts
While a seller’s market gives you an advantage, a pre-sale inspection gives you control. It allows you to list with confidence, reduce stress, and maximize your home’s value. With home inspections being pretty affordable (typically between $500 - up to $700+ for a bigger house), you can think of it as an investment in a smoother sale and a better bottom line.
